The original design called for the first floor to house the fire engine room, town council chambers, a clerk's office, a police officer, and three jail cells. The second floor contained a hall with 426 seats, 53 by 52 feet (16 m) in size.
A gas lighting system was installed with a reflector, or “sun burner”, for added brilliance. It was designed as a place of entertainment for the local citizenry and as a seat of government for the city and constructed with brick from three local brickyards. The granite came from a quarry approximately two miles outside of the city limits.

In 1969, the Newberry Historical Society promoted the preservation of the Opera House, as did several other community groups. In 1970, the building was placed on the National Register of Historic Places.

The hall was also used for community events, such as meetings, dances, and college commencement exercises. When "moving pictures" came on the scene in the early 1900s, the Newberry Opera House showed them, and in the 1920s was remodeled as a movie theater. In 1952, the opera house closed as a movie theater, and by the late 1950s there was talk of tearing it down. But thanks to public outcry and the efforts of the Newberry Historical Society, the Newberry Opera House was preserved. In 1996, the town undertook an extensive renovation of the building that added 10,000 square feet of space and transformed it, once again, into a state-of-the-art performance facility. The Newberry Opera House hosts dozens of performances each year from musicals and operas, to rock concerts and beach tunes.
